Foxconn Precision Industry Co., Ltd. announced that its board of directors has approved the purchase of land and buildings located at No. 28 , Zhongshan Road, Tucheng District, New Taipei City from Xinhong International Investment Co., Ltd. The transaction amount is NT$ 1 billion (excluding related taxes and transaction costs).
The subject of this transaction is land parcel No. 388, Peibei Section, Tucheng District, New Taipei City , with a land area of approximately 5,008.52 square meters (approximately 1,515 ping). The land use zoning is Class B Industrial Zone, with a building coverage ratio of 60% and a plot ratio of 210% .
For this transaction, the company commissioned two professional real estate appraisal firms to conduct valuations. Guanhong Real Estate Appraisal Firm used the land development analysis method and the comparative method to assess the value, resulting in a valuation of approximately NT$ 1.041 billion, or approximately NT$ 686,800 per ping ( 3.3 square meters) . CBRE Real Estate Appraisal Firm used the land development analysis method and the comparative method to assess the value, resulting in a valuation of approximately NT$ 1.011 billion, or approximately NT $ 667,000 per ping (3.3 square meters ).
Based on the valuation report and analysis of relevant development conditions, the site can be redeveloped to accommodate approximately 3,182 to 6,364 pings of factory and office space. The company assesses that the site's location and size meet future operational development and spatial planning needs, and will subsequently be planned in a comprehensive manner towards the development of related businesses such as optical communications, ultra-precision molds, and precision molding.
Mr. Guo Taiqiang, the person in charge of the seller, Xinhong International Investment Co., Ltd., has a blood relationship of no more than one degree of kinship with the major shareholders of the Company. In accordance with the "Standards for the Preparation of Financial Reports by Securities Issuers" and the relevant provisions of International Accounting Standard IAS 24 , this transaction is legally identified as a related-party transaction and has been subject to review and information disclosure procedures in accordance with regulations.
This land acquisition will help the Group's medium- and long-term operational layout and capacity development plan in New Taipei City, and enhance the flexibility of future industrial development and spatial allocation.
